How do we determine what a home on Lake Garda is really worth?

With over 22 million visitors every year, Lake Garda is one of the most popular destinations in the world, and valuing a property is far from straightforward. There are so many factors to take into account, like views, the historical importance and the close proximity to and ease of reaching the lakefront. Of course, unique homes in any location can be tricky to value, but how do you place a monetary amount, for example, on a property with lake frontage in Sirmione, when there are only perhaps 10 or so properties that share that privilege?
We start by consulting the online Osservatorio del Mercato immobiliare (OMI) - a branch of the Italian Inland revenue, where all national property sales are registered. Statistics are released quarterly and include volume of sales for residential properties, broken down into type of property ie. Single family home, apartment, area within a town such as historical centre, periphery, price per square metre, and so on, including past years. This enables us to track year on year progress of the Italian residential property market. But as great as it is, the OMI tool really is just a starting point, naturally there are many other factors which will impact the home’s value.
